- What is a modular home?
Many people, when they hear the term "modular", automatically think "trailer or double wide". A modular system is neither. True modular (system built) homes have all of the characteristics of site built homes and must pass the same code requirements as site built homes.
The difference is that the true modular home is built in a controlled environment. And the appearance of a true modular is the same as that of a site built home.
The difference between modular and manufactured homes is often in the permanence. For instance modular homes are placed on a permanent foundation; whereas trailers, or manufactured homes, are built on a steel chassis with wheels attached. This is so the trailer can be moved or towed. Almost always the wheels are removed. However, it is possible to reattach the wheels and move the manufactured home in the future.
- What is the advantage of a modular vs. site built?
True modular’s have many advantages over site built. These include:
1. Controlled environment that eliminates unpredictable delays and protects
the materials from inclement weather
2. Timely manner in which our homes are built
3. Construction by trained craftsman, quality-control personnel, and
independent third party inspections monitoring each stage of the
construction process
4. Built to state and local codes, inspected by the State of Indiana
5. Qualify for FHA/VA or conventional mortgage
6. Each home undergoes a rigorous quality control check list
7. Over 60 different floor plans available
8. Know the price - no overruns or material price changes
9. Brand name components: Jeld-Wen Windows, Merillat Cabinets,
Certainteed Shingles, and the list goes on an on
10. Scheduled completion date

All of these advantages mean more house for less money. A modular home is a definite advantage to the family looking to get the most for their money. So when we start building, there won’t be any unexpected delays or expenses. That could make a big difference to you! Because we have a production schedule, you know when your house will be built, and you know the price when you sign your building contract.
- Are the homes energy efficient?
Heckaman Homes' energy efforts go so far as to caulk every electrical outlet to an exterior wall to stop air infiltration, R-21 (2 x 6) side walls and
R-40 ceilings are standard, as well as Jeld-Wen Brickmould Series vinyl windows. Heckaman Homes consider themselves experts on energy saving.
Their homes are only sold through experienced and qualified local builder representatives. These builders provide the knowledge of tasks necessary for a successful process from start to finish.
- Do the homes have a warranty?
Every Heckaman Home comes with a One Year / Ten Year Limited Warranty. Should you need warranty service for your new home, MJ Homes will determine who should address a given situation, and will contact Heckaman Homes on your behalf if the situation is required.
- Where can I see a model?
Heckaman Homes offers regular tours of their production facility at their Open House so you can come see the process up close. Tour times are from 10am until 12pm EST, with the last tour starting at 11:30am. While you're there, you can also visit the three beautifully decorated model homes and the design center with samples of available options.
